London residential property management case studies
Case Study #1: Chessington Mansions, Leytonstone
This Leytonstone development of 31 flats was built in the 1930s and had not undergone any degree of maintenance for years. Its condition had deteriorated and the block was badly in need of refurbishment.
In the first three years of management, we managed to complete repairs of well in excess of £250,000, replacing water tanks and repairing the development’s dilapidated walkways and walls to great effect.
Case Study #2: Walmer Castle Court, Peckham
Walmer Castle Court, Peckham is a refurbished public house. We were appointed to manage the development in 2014 when the residents acquired the freehold.
After several months of property management, it became apparent that the mansard roof had been poorly installed and needed major refurbishment to make it watertight.
We installed a new membrane overlay on the roof and the detailing and parapets were repaired. The roof is now fully watertight, with a 20 year manufacturer’s guarantee for the residents’ peace of mind.
Case Study #3: 12 Queens Gardens, Bayswater
We were appointed by the owners of 12 Queens Gardens, Bayswater to manage the property in 2013.
Initial inspections of the property and a subsequent fire risk assessment showed that the previous property management company had neglected the fire safety of the building.
In order to ensure fire safety compliance and safety for the residents of the property, we installed a fire alarm system and emergency lighting, fire-proofed the electrical cupboard filled holes between the floors in the riser cupboards and installed the correct fire safety signage in the stairwells of the building.
A 5 yearly electrical inspection and subsequent repairs were also carried out.
